PRE-PURCHASE HOME INSPECTIONS

WHY A HOME CONDITION REPORT

The purchase of a villa or an apartment can be one of the most important and costly events in your lifetime. You want to make your decisions with peace-of-mind and with a sense that someone is looking out for your best interest. Our trained building surveyors strive to give you that security through a Home Condition Report.

WHAT WE PROVIDE

Our building surveyors will provide you with an inspection that will evaluate the condition of hundreds of items. We will survey the major construction components and building services along with the improvements of the grounds. Upon completion of this thorough inspection, a detailed report is provided to you of the conditions observed during the inspection. Acting as an agent of the buyer, we provide an impartial, third-party, assessment of the property's physical condition.

WHAT CAN YOU EXPECT FROM US

The inspection identifies items that are or could possibly be major problems. However, we will also inform you of the positive aspects of the property. In fact, for our building surveyors, helping to dispel a buyer's anxiety is one of the most enjoyable accomplishments of providing this service. The assignment is conducted in accordance with the guidelines established by the Royal Institute of Chartered Surveyors. (RICS)

A buyer will say, "RHI, tell me the positive and negative aspects of the property, the repair and replacement costs, and what it will take to bring this property into good condition. Then I will decide whether to buy it or not."

THE REPORT

The typed report to the client is usually submitted within a few days of the inspection. An oral report will be given upon request on the day of the inspection. The completed report includes a thorough discussion of the inspection findings, both positive and negative. Problems are explained in non-technical language. The report, complete with annotated photographs, will provide the buyer with information about:
