CONSTRUCTION LOAN MONITORING FOR LENDERS
 

RHI provides an independent construction loan monitoring service for banks and other lending institutions, which ensures that the lender's interests are adequately protected when financing the construction of a house.

A major aspect of the service is the periodic review of contractor's requisition-for-payment and the site inspections RHI conducts during construction to insure that the constructed improvements comply with the lender's approved plans, specifications, commonly accepted levels of workmanship, and pertinent portions of the loan agreement.

Our work starts generally with a Project Overview Report after reviewing the plans and specifications, anticipated construction budgets, permits, ect. The report states our comments, recommendations, and our requirements for carrying out the construction loan monitoring service.

A Site Inspection Report, generally provided monthly or at the time the contractor is submitting a payment requisition, is issued showing the status of each element of construction as well as the overall status of the project. The contractor's payment requisition is reviewed, and a recommendation for funding is provided by RHI provided that the work completed is in compliance with the plans, specifications, and acceptable workmanship. In addition, we provide an analysis of the construction loan funding to date and a projection of the costs to complete the project. "Red Flags" or anticipated problem concerns are identified so that timely pre-emptive action can be taken. RHI's monthly Site Inspection Reports are complete with extensive color photographs documenting the status of the construction and problem/questionable areas, if any.
